Building Safety Manager
Location: Barking, London
Salary: £26 to £28 per hour PAYE or £35 to £37 per hour Umbrella
Duration: 3 months initially with scope for extension thereafter
Overview
We are seeking an experienced Building Safety Manager to lead and deliver statutory building safety responsibilities across a portfolio of Higher-Risk Residential Buildings (HRBs). This is a critical role where you will act (or support) as the Accountable Person/Principal Accountable Person, ensuring that building safety risks are effectively identified, managed and controlled in line with the Building Safety Act 2022. You will play a key role in embedding a strong safety culture, ensuring regulatory compliance, and keeping residents informed and safe.
Key Responsibilities
Building Safety & Compliance
Lead compliance with the Building Safety Act 2022, including:
- Registration of Higher-Risk Buildings
- Preparation and maintenance of Safety Case Reports
- Ongoing engagement with the Building Safety Regulator (BSR)
- Manage a portfolio of 8-10 Higher-Risk Residential Buildings, ensuring consistent and compliant safety practices
- Act as the lead technical specialist for building safety risk management, covering:
- Fire safety
- Structural integrity
- Associated hazards
Risk Management & Safety Strategy
Identify, assess and manage building safety risks, ensuring proportionate control measures are in place. Develop and implement Building Safety Management Strategies, policies and processes. Maintain the Golden Thread of Information, ensuring accurate and up-to-date digital building records. Oversee and review:
- Fire Risk Assessments (FRA)
- Structural risk assessments
- Emergency and incident response plans
Regulatory Compliance
Ensure compliance with key legislation, including:
- Building Safety Act 2022
- Fire Safety Act 2021
- Fire Safety (England) Regulations 2022
- Regulatory Reform (Fire Safety) Order 2005
- Housing Act 2004 (HHSRS)
- CDM Regulations 2015
Stakeholder & Resident Engagement
Provide expert advice to senior leadership, members and external partners. Support and deliver Resident Engagement Strategies. Ensure residents understand key building safety risks, are aware of reporting routes, and manage building safety-related complaints and sensitive issues.
Contractor & Performance Management
Manage and oversee external consultants, contractors and duty holders. Ensure competence, compliance and performance standards are met. Monitor risks, performance and improvement actions, reporting through governance frameworks.
About You
Essential Experience
- Strong understanding of the Building Safety Act 2022 and associated legislation
- Experience managing fire and structural safety risks in residential buildings
- Knowledge of Safety Case Reports
- Golden Thread requirements
- Experience working with regulators or in a regulated environment
- Ability to assess complex risk and apply proportionate control measures
Qualifications
- Degree (or equivalent) in building safety, construction, engineering, surveying or related field
- Professional membership (e.g. RICS, CIOB, IOSH, IFE) or working towards
- Evidence of continued professional development (CPD)
