To carry out Engineering Maintenance work on all Mechanical Services, Systems, Plant and Equipment (Planned and Breakdown) in addition to Mechanical Installation works in accordance with the current Regulations. Training may be provided where required.

Main duties of the job

This role requires a time served mechanical engineering/plumbing apprenticeship or equivalent. This is a trade position in hospital estate engineering, successful candidates would take part in additional training to enable them to carry out varying maintenance tasks in all mechanical hospital engineering disciplines.

Job responsibilities

Job Purpose:

Provide a Preventive and reactive maintenance service to Kidderminster Hospital and the Estate, grounds and gardens.

Key Duties:

  1. Carry out Mechanical planned preventative maintenance work in accordance with Estates schedules and accepted good working practices in order to ensure safe and reliable engineering services.
  2. Where necessary, carry out fault diagnosis and repairs to the hospitals mechanical installations and plant, including ventilation, heating, air conditioning, water systems so as to maintain a safe and reliable service.
  3. Overhaul, renovate and repair worn, failed or damaged mechanical plant and installations.
  4. To carry out any necessary mechanical engineering tests or measurements, in compliance with accepted standards, good industry practice and the Estates Department schedule of inspection.
  5. Become familiar with and, when adequately trained, carry out basic electrical fault diagnosis and repairs.
  6. Participate fully in all relevant estates procedures and ensure completion of all necessary documentation in accordance with Estates Department policies.
  7. Where instructed install and test new mechanical installations in accordance with the current standards, good industry practice and hospital standards.
  8. When required advise others on the correct operation of equipment to which you are conversant.
  9. Record work information as required for operation of the Planet FM management system.
  10. Wear the appropriate protective clothing, footwear, uniforms, safety wear and equipment as deemed appropriate to the job and as required by the Worcestershire Acute Hospitals NHS Trust, Estates Department.
  11. Where necessary induct and instruct other staff on duties in support of your own.
  12. When required give assistance and support to other trade disciplines within the Estates Department to ensure an efficient estates service is provided.
  13. Become fully conversant with the function of all mechanical and electric systems within the remit of the Estates Department.
  14. When required provide assistance to the electrical and building trades staff.
  15. When required participate in the gritting and snow/ice clearance of the Hospital roads and pavements.
  16. Be able to read, understand and work from engineering and architectural drawings.
  17. Carry out all duties in a safe manner, having regard for the safety of others.
  18. Undergo all necessary update and health & safety training.
  19. Carry out routine testing of essential systems and equipment (e.g., fire alarm, nurse call systems, steam raising boiler plant, hospital generators, etc.), recording results in accordance with Estates Department policy and procedures.
  20. Become conversant with the hospitals Building Management System to an extent that alarms can be interpreted, actioned and reset.
  21. Participate in response/emergency teams for fire, major incident and any other requiring an Estates Department input.
  22. When required drive the Trust vehicles.
  23. Assist in the upkeep of a small mechanical material store and identify and, if necessary, order components required to complete repairs.
  24. Be responsible for the upkeep, tidiness and maintaining of a safe working environment in the workshops and engineering plant rooms.
  25. When necessary undertake training and operate any computerized systems that are used within the Estates Department.
  26. Liaise closely with all modern matrons, ward sisters and heads of departments with regards to electrical maintenance and other relevant estates matters.
  27. When required oversee mechanical contractors working on site (including organising the isolation of mechanical systems for work to be carried out, to include the issuing of relevant permits, etc.).
  28. Assist in maintaining the documentation associated with the Hospitals mechanical systems.
  29. Carry out the execution of any other duties as relevant to the Estates services, which may be allocated by management.
  30. Be prepared to be available, within reason, to work at short notice, out of normal hours, in emergency situations.
  31. Carry out emergency lift procedures, as and when required.

General Duties:

Maintenance craftsmen will be employed on work appropriate to their core specialty. However, they will be progressively trained to acquire elements of each other’s skills with the intention of achieving a competent and flexible workforce.

Person Specification

Qualifications

  • Mechanical engineering/mechanical maintenance City & Guilds level 3 qualifications or equivalent.
  • Preferably NVQ Level 3 or evidence of equivalent experience.
  • HTM Ventilation, medical gas, mechanical and pressure systems Competent Person training, HTM Water Safety training, BOAS accreditation.

Knowledge and skills

  • Able to use hand and simple machine tools.
  • Installation of plumbing and pipework, calorifiers, valves and pumps.
  • Basic electrical isolation, repairs and fault finding.
  • Knowledge of basic health and safety and safe systems of work.
  • Ability to communicate effectively through e‑mails, spoken communication and non‑verbal communication.

Experience

  • Experience of maintenance and repair of mechanical building services including HVAC, steam LTHW, MCW.
  • Experience of fault finding and repair of mechanical systems and plant in a hospital environment.
  • Experience using control systems including BMS, Fire Alarms, nurse call, access control, etc.
  • Experience supervising contractors.
  • Experience of maintenance of medical Gas plant, steam boilers and steam infrastructure.
