Job Summary
Deliver the highest quality designs and commercially viable planning permissions by supporting the planning team with designs and supporting information required for the preparation and submission of planning applications. The Senior Designer must offer advanced design/technical skill, process management and mentoring skills to aid the Design Manager with the retention and development of the design team.
Primary Responsibilities
- Deliver designs and supporting information in a consistent format across all schemes and in line with the department’s standards.
- Ensure the design of schemes is compliant with all external requirements.
- Attend concept, pretender, pre start, specification and other relevant meetings as per the Company’s Framework procedure.
- Consistently achieve challenging programmes.
- Manage project fees and costs to budget and through the TW processes.
- Produce and coordinate high quality designs, utilizing TW standard products and details wherever possible.
- Manage external consultants to ensure information is received, coordinated and distributed on time and within budget.
- Ensure the design scheme is viable, liaising with internal colleagues to meet BU requirements.
- Implement the department’s Quality Management Process to ensure design information meets the high‑quality expectations of the business.
- Arrange, coordinate and manage all design meetings with other departments in a timely and efficient manner, recording action points.
- Liaise and negotiate with statutory authorities, local planning authorities, highways, consultants etc., to ensure projects achieve objectives and programmes.
Development Management
- Liaise and coordinate design information with the Engineering team to ensure adoptable and approval standards are met.
- Provide knowledge and expertise to react to changes in legislation as dictated by industry standards of Building Control, NHBC and planning law.
Land, Planning & Community Engagement
- Manage community consultations, enquiries and reactions alongside the Planning team.
- Manage and drive Section 106 agreements, identifying commercial impact and negotiating viable contributions with authorities.
- Clear all planning conditions prior to approval.
- Input into house type design forum.
- Responsible for all planning and development functions on a determined number of sites.
Experience, Qualifications, Technical Requirements
- Degree level qualification in a relevant field.
- Previous experience in the housebuilding sector.
- Capable of preparing and managing multiple planning applications.
- Computer literate with knowledge of AutoCAD.
