We are looking for a technically astute and commercially minded Property Manager – Engineering Electrical to join our team. Reporting to the Senior Property Manager for Group Energy, Engineering and Convenience, you will take national accountability for the compliance, efficiency, and reliability of our electrical systems.
To be clear, this is a subject matter expert role focused on the strategic engineering lifecycle, compliance, and capital investment across the UK property portfolio, rather than a reactive repair position.
You’ll be driving the strategy for multi-million-pound capital budgets, spearheading national energy‑saving initiatives, and ensuring 100% legal compliance across our entire footprint.
You will be the go‑to technical expert for the business, ensuring our electrical infrastructure is safe, value‑driven, and fit for the future.
Key Responsibilities will include:
- Strategic Asset Management: Develop and enforce national electrical specifications, maintenance schedules, and robust asset replacement programs (CapEx) to maximise asset lifecycle and uptime.
- Compliance & Safety Leadership: Act as the ultimate business safeguard, ensuring 100% legal compliance with UK electrical safety regulations (including BS 7671 and Electricity at Work Regulations), whilst verifying the safety of all proposed estate equipment.
- Financial & Budget Control: Strategically influence and manage a multi‑million‑pound capital and maintenance budget, ensuring every electrical project delivers maximum value for money.
- Energy Efficiency & Sustainability: Identify and implement innovative, electrical energy‑saving initiatives to drive down operating costs (OpEx) and influence positive behavioural change in energy usage across the wider business.
- Partner & Stakeholder Collaboration: Oversee the performance of external contractors, consultants, and maintenance partners, while acting as a trusted technical guide for internal Property, Construction, Finance, and Procurement teams.
About you
You’re an engineering professional who understands that world‑class property management is a blend of rigorous technical compliance and commercial intuition.
You will:
- Possess expert, up‑to‑date knowledge of UK electrical standards (BS 7671 IET Wiring Regulations), power distribution systems, and relevant health and safety legislation (e.g., CDM, Electricity at Work Act).
- Have a strong, practical understanding of modern energy management, smart building controls, and sustainability best practices.
- Demonstrate significant experience (5+ years) managing electrical engineering, capital projects, and maintenance across a large, multi‑site portfolio (such as Retail, Logistics, or similar complex environments).
- Be highly adept at strategic planning, financial forecasting, and managing large budgets with strong commercial acumen.
- Have exceptional communication skills, with a proven ability to translate complex technical concepts or fault‑finding data into clear insights for both technical teams and non‑technical senior leadership.
