Voids Project Manager (Contract)

The business acquires, refurbishes and manages residential properties, delivering high-quality homes and an excellent customer experience. Working alongside institutional investors, the company continues to invest heavily in its residential portfolio through refurbishment, capital improvement and sustainability programmes.
About the Role
This is an 8–10 week contract opportunity operating outside IR35, joining the Capital Programmes team to manage end-of-tenancy refurbishment works and responsive repairs across a residential portfolio.
You’ll take ownership of void projects from inspection through to completion, working closely with internal stakeholders, managing contractors and ensuring properties are turned around efficiently, on time and within budget while maintaining high quality standards.
Key Responsibilities
- Manage end-of-tenancy refurbishment and void works across a residential property portfolio.
- Coordinate property inspections to identify maintenance and refurbishment requirements.
- Scope, procure and manage contractors to deliver works safely, on programme and within budget.
- Work closely with internal Property, Asset Management and Lettings teams, as well as external managing agents.
- Review contractor quotations and approve appropriate scopes of work and associated costs.
- Identify recoverable void costs in line with Fair Wear and Tear principles.
- Coordinate preparation works for residential asset sales where required.
- Deliver responsive repair works efficiently while maintaining service standards.
- Support the delivery of energy efficiency improvement works.
- Monitor contractor performance, quality, programme and cost throughout project delivery.
About You
- Previous experience managing voids, repairs or refurbishment projects within residential property.
- Strong technical knowledge of residential building maintenance and refurbishment.
- Experience managing contractors and delivering projects to programme and budget.
- Good understanding of landlord responsibilities, housing legislation and health & safety compliance.
- Experience working within contractor frameworks and managing supplier performance.
- Strong organisational and stakeholder management skills.
- Proficient in Microsoft Excel.
- Experience using property management systems is advantageous.
Desirable
- Qualification in Construction, Building Surveying or a related discipline.
- Membership of a professional body such as RICS, CIOB or IRPM.
