Your New CompanyHays are proud to be working with a leading facilities management and infrastructure organisation to recruit two Lead Quantity Surveyors for a major Belfast-based contract. This is an exciting opportunity to join a large-scale, multi-site estate operation, delivering commercial and cost management support across capital projects, planned maintenance programmes, lifecycle work and reactive maintenance activities.Your New RoleAs Lead Quantity Surveyor, you will play a key role in providing high-quality commercial governance and quantity surveying services across a diverse property portfolio. Reporting to the senior commercial team, you will be responsible for cost planning, budgeting, forecasting, valuations, final accounts, tender preparation and contractor management.

Key responsibilities will include:

  • Providing commercial oversight across construction, maintenance and lifecycle projects.
  • Preparing cost plans, estimates, valuations and final accounts.
  • Managing tender documentation including bills of quantities, schedules of rates and contractor evaluations.
  • Administering NEC4 contracts and ensuring compliance with governance and financial controls.
  • Producing accurate commercial reporting, forecasting and cost management information.
  • Building strong relationships with clients, contractors, consultants and internal stakeholders.
  • Identifying opportunities to improve efficiency, innovation and value across projects and maintenance activities.
  • Supporting commercial risk management and mitigation strategies.

What You’ll Need to Succeed

  • Degree in Quantity Surveying, Commercial Management or a related discipline.
  • Minimum 5 years’ experience within commercial management, construction, infrastructure, facilities management or property environments.
  • Strong understanding of NEC4 contracts, including PSC, TSC, ECC and ECSC.
  • Experience in cost control, forecasting, budgeting and commercial reporting.
  • Excellent stakeholder management and communication skills.
  • Strong analytical and problem-solving abilities.
  • MRICS Chartership or working towards chartership is desirable.
  • Experience administering NEC3/NEC4 contracts is advantageous.
