About the role
We’re recruiting an experienced Associate Planner to join our proactive, dynamic and success‑driven internal planning consultancy, based at our Head Office in Ringwood, Hampshire. This is an excellent opportunity for an MRTPI‑qualified planning professional to play a key role in delivering high‑quality residential development schemes and supporting our national growth strategy.
You’ll join a strong, collaborative Planning team, working closely with our Divisional offices, land teams, design colleagues and external stakeholders. As a pivotal part of our development and planning process, your key responsibilities will include:
- Assessing new land opportunities and development sites for planning potential, identifying planning constraints, reviewing local plan policy and preparing clear planning appraisal reports for land teams.
- Liaising with Design and technical teams to shape viable, policy‑compliant and commercially deliverable planning strategies for each scheme.
- Attending pre‑application, project and planning meetings with local planning authorities, consultants and internal stakeholders.
- Preparing, coordinating and submitting planning applications, including planning research, supporting documentation and consultant inputs.
- Monitoring live planning applications through to determination, proactively responding to planning officer comments, consultee feedback, questions and queries.
- Coordinating, preparing and submitting applications for the discharge of planning conditions, ensuring timely progress from consent to delivery.
- Supporting the business with planning appeals where required, including appeal strategy, preparation and attendance at hearings.
As an Associate Planner, you’ll have real influence over the success of our planning applications, land promotion and residential development schemes. Ultimately, you’ll see your expertise rewarded through successful planning consents and customers who love their independent, safe and secure retirement home – knowing you played an important part in making it happen.
Hours of work are 9.00am to 5.30pm Monday to Thursday and 9.00am to 5.00pm on Fridays with one hour for lunch. This role is based on site at our head office in Ringwood, Hampshire.

Our new Associate Planner will have proven negotiation, communication and influencing skills, with the confidence to engage effectively with local planning authorities, consultants, landowners, statutory consultees and internal teams to resolve issues and secure positive planning outcomes.
