Location & Working Hours

Location: Larkhill, Wiltshire, GB, SP4 8NR (on‑site role). Permanent, Monday‑Friday 8am‑5pm.

The Role

As Small Works Manager, you will lead the day‑to‑day delivery of low‑value, high‑turnover works, overseeing damp and mould programmes, minor works such as kitchens and bathrooms, and full internal refurbishments. You will manage suppliers and contractors, handle procurement, ensure financial control, and maintain health & safety compliance while delivering projects on time, within budget and to the highest professional standards.

Key Responsibilities

  • Lead the delivery of multiple programmes simultaneously, managing teams of suppliers and contractors.
  • Take ownership of procurement activities: develop briefs, specifications, tender documents and procurement plans; ensure compliance with VIVO orders, procurement guidelines, UK legislation and EU regulations.
  • Monitor and manage monthly spend across projects, ensuring delivery within agreed budgets, timescales and quality criteria.
  • Ensure full compliance with relevant policies and legislation, including CDM Regulations and the Control of Asbestos Regulations.
  • Build and maintain strong relationships with stakeholders, including Armed Forces families, the Defence Infrastructure Organisation, supply chain partners and internal teams.
  • Provide clear reporting on contract activities, maintain comprehensive records and produce concise reports for internal and external requirements.

Qualifications & Experience

  • Proven experience in project and contract management, preferably within the housing or construction sector.
  • Strong analytical and customer‑service skills, ability to produce concise reports.
  • Technical foundation and evidence of competency in successful project management and an industry‑recognised qualification in a relevant construction, contract or property‑related subject.
  • Experience with compliance, Health & Safety; qualifications such as SMSTS highly desirable.
  • Proficiency in Microsoft Office, including MS Project.

Requirements

  • Full UK driving licence.
  • Ability to pass SC Clearance.
  • Experience managing term contracts and resolving delivery issues.
