Role: Land & Development Manager
Location: Stirling
Your new role
The Land and Development Manager is responsible for providing commercial assessments of all land purchases through each stage of the land buying process, for both private and affordable housing. The role will be part of the Land Department reporting to the Land Director but will work closely with the Commercial, Construction, Sales and Technical teams in preparing and providing clear and accurate revenue/cost assessments and gross margin and IRR appraisal measures.
- Take the lead and responsibility for completion of land working closely with the individual directors of the RHL Board and present the completed viabilities together with the Land Director to the RHL Board for approval and support.
- Work closely with the Land Director (and with the support of the other Directors) to prepare formal Gateway 2 – Contract Authority Notices (CANs) and Gateway 3 – Authority to Purchase papers (ATP) for submission to RRG Board and Shareholders.
- Co‑ordinate with the Technical Director to gather all relevant technical information required for inclusion within land appraisal submissions.
- Work closely with the Sales Director to establish sales revenues (MR where appropriate) and sales rates to ensure an accurate cash flow is provided for the development. In addition, sales budgets, show home & sales centre costs and recovery will require to be agreed with the sales team.
- Co‑ordinate programs, lead infrastructure timescales, show home delivery and first Legal completions with RHL Construction Director.
- Maintain standard housetype build costs and other benchmark allowances which includes working closely with Land, Commercial, Procurement, Sales and Technical teams.
- Liaise and provide support to all other departments within the business and provide value engineering to site designs.
Qualifications / Experience required
- Candidate should have significant experience / proven track record within the housebuilding sector and hold a minimum of five years’ experience as a Housing Estimator / Commercial Manager within private housebuilding.
- Strong understanding of Sitestream and groundwork / civil engineering.
- Understanding of affordable housing requirements.
- Strong commercial understanding to support the RHL Board for the supply of future land in line with the RHL budget.
