We are seeking an experienced Project Director(s) to join our team due to a number of exciting new projects in Liverpool/Merseyside, Manchester and the wider North West region.

What You’ll Do

Tendering & Estimating

  • Lead and contribute to the preparation of tender submissions, including site visits, programme strategy and methodology development.
  • Oversee the development of preliminaries, logistics strategies and resource planning.
  • Engage with key suppliers, consultants, statutory bodies and partners to shape competitive submissions.
  • Review commercial and technical risk, ensuring appropriate mitigation strategies are in place.
  • Provide strategic input into tender adjudications, ensuring all risks, exclusions and opportunities are clearly understood.

Pre-Construction

  • Lead the development of contract programmes in collaboration with planning teams.
  • Oversee the preparation and implementation of key project documentation including Health & Safety, Environmental and Quality Plans.
  • Ensure effective coordination between Design, Commercial and Operational teams to drive procurement and programme strategies.
  • Oversee site set‑up, statutory approvals and mobilisation activities.
  • Approve and manage preliminary budgets and resource strategies.

Construction Phase

  • Take full responsibility for the successful delivery of projects in terms of safety, quality, programme and profitability.
  • Provide leadership and direction to Project Managers and site teams across multiple projects or large‑scale developments.
  • Ensure effective planning, coordination and control of all site activities and supply chain partners.
  • Oversee programme performance, ensuring risks are identified and mitigated with appropriate recovery strategies.
  • Work closely with Commercial teams to manage budgets, forecasts, procurement and financial performance.
  • Lead high‑level client, consultant and stakeholder engagement, maintaining strong and productive relationships.
  • Chair senior project meetings and provide strategic reporting on performance, risks and opportunities.
  • Ensure compliance with contractual obligations, including notices, change control and risk management.
  • Drive a culture of excellence, continuous improvement and best practice across all projects.
  • Oversee project completion, handover and defect management to ensure successful outcomes.

Post-Construction

  • Oversee the management of defects and ensure timely completion of all post‑construction activities.
  • Support commercial teams in final account negotiations and resolution of any outstanding matters.
  • Ensure all project documentation including O&M Manuals and handover information is completed to the required standards.

Health & Safety

  • Provide leadership in promoting and maintaining the highest standards of health, safety and environmental performance.
  • Ensure all projects are delivered in line with company policies, legal requirements and industry best practice.
  • Oversee the implementation of robust H&S systems, risk assessments and safe systems of work.
  • Work closely with the SHEQ team to monitor performance and drive continuous improvement.
  • Lead by example in promoting a positive safety culture across all project teams.

What We’re Looking For

Skills and Experience

  • Extensive experience in a senior leadership role within the construction industry, managing large‑scale or multiple complex projects.
  • Proven track record of delivering projects across sectors such as commercial, industrial and residential.
  • Strong commercial awareness with experience managing project profitability and risk.
  • Demonstrable experience leading multi‑disciplinary teams and developing high‑performing project teams.
  • Excellent knowledge of construction processes, contracts and project delivery.
  • Proficient in the use of Microsoft Office including Outlook, Word, Excel and Powerproject.
  • CSCS Managers Card (Black).
  • SMSTS or IOSH Managing Safely.
  • First Aid Certificate.
