Job Summary
We’re looking for a Commercial Manager to support the delivery of Education and Healthcare Facilities Management (FM) projects across the UK. You’ll oversee the day‑to‑day commercial management of multi‑site FM contracts worth around £11m. Experience with PFI, JCT, LIFTco, NEC3/NEC4 or similarly complex contracts is highly beneficial. This role offers flexible/remote working, with occasional travel to either our Solihull or Newcastle office and to project sites.
Key Responsibilities
- Maintain and improve commercial processes to maximise value and ensure best practice.
- Analyse payment mechanisms, mitigate risk and monitor KPI performance.
- Work with contract teams to identify new opportunities and support client meetings.
- Manage contract conditions, variations, subcontractor agreements and dispute resolution.
- Ensure systems and processes capture all billable works and contractual requirements.
- Oversee invoicing, WIP, and payment processes, intervening where action is needed.
- Review the use of systems (Concept CAFM, Orbit, HFM, Builders Profile) and recommend improvements.
- Support lifecycle planning, budgeting, forecasting and monthly profit/cost reporting.
- Produce monthly performance dashboards and explain financial variances.
- Manage commercial risks and opportunities and support bids by reviewing contract documents.
- Lead commercial assessments, prepare evidence‑based responses and coordinate internal teams.
- Engage with clients to clarify obligations and negotiate fair outcomes.
- Track all dispute actions and identify recurring issues to help prevent future disputes.
- Build strong, professional relationships across clients, subcontractors, supply chain and internal teams.
- Share clear and timely commercial insights and lead commercial workshops.
- Represent the commercial function in reviews, governance meetings and planning sessions.
About You
- Senior‑ level experience in FM, ideally with PFI, LIFTco or other complex contracts.
- Good understanding of hard/soft FM services, cleaning, catering and lifecycle planning.
- Degree‑level education or relevant professional qualification/membership is preferred.
