There is an exciting opportunity to join Bellway, one of the UK’s largest house builders. Our Scotland East Division, located in Livingston, is looking to recruit a Land Director.

This is a high‑profile opportunity to join a well‑established and successful Bellway division at an exciting point in its growth. With a strong land pipeline and significant appetite to acquire new sites over the next 12–24 months, the Land Director will play a critical role in shaping the future of the business.

Reporting directly to the Managing Director and operating as a key member of the senior leadership team, you will take full ownership of the Division’s land strategy — driving the identification, negotiation and acquisition of high‑quality land opportunities. You will be accountable for maximising commercial value, managing risk, and ensuring land acquisitions align with both divisional business plans and wider Group objectives.

You will lead and develop a small but ambitious land team, supporting progression and leading from the front in a fast‑moving, competitive market. This role requires someone who is hands‑on, commercially astute and highly credible — able to operate confidently with landowners, agents, local authorities and internal stakeholders alike. You will lead by example and challenge decisions where appropriate to help shape both the land team and the wider division.

Principle accountabilities of the Land Director role include

  • Effectively work as part of the senior management team and take a holistic approach to managing challenges and issues.
  • Lead, motivate, communicate and develop the land team to ensure that they are fully engaged to achieve best performance to meet the needs of the business.
  • Effectively manage the Division’s land and Planning function to ensure best practices are followed, costs are controlled, the department maximises revenue generation and contribution to the Division’s operating profit and increases the value added to the Division.
  • Maintain and establish pro‑active working relationships with external property contacts, including local authorities, local agents, land owners and other developers within the Division’s geographical area in pursuit of opportunities for Bellway.
  • Overall responsibility for site appraisals, ensuring that land proposals are presented in an objective and professional manner with the required input from other departments in line with Group procedures.
  • Responsible for all land purchase activity and for maintaining the Division’s land schedule. This includes responsibility for all projects from initial site identification, appraisal, and approval to the point of purchase and obtaining planning consent in line with budgets.
  • Ensure that all land opportunities are within budgets and forecasts as well as in line with Group procedures and protocols.
  • Provide accurate progress updates and reports to the Managing Director and the strategic land team, including the timely production of land packs for authorisation.
  • Hold and chair regular land and planning meetings.
  • Progress housing association contracts from obtaining initial quotes to exchange of contracts, with assistance from the Technical department.

Experience

  • We are seeking an experienced land professional with a strong track record of securing and delivering successful land deals.
  • Experience as either a Land Director, Head of Land or a Senior Land Manager looking to step up into a new role.
  • Seeking a thorough, detail‑driven individual.
  • Previous experience and understanding of Contracts, planning considerations, cost control and site optimisation.
  • Proven track record of turning land opportunities into successful deals.
  • Experience of effectively leading and managing a team.

Qualifications and Training

  • Degree Qualified in real estate or planning is desirable.
  • RICS or RTPI is desirable.
  • Current full driving licence.

Skills and Aptitude

  • Highly skilled at developing and maintaining trusted working relationships with key stakeholders.
  • Strong listening, communication and negotiation skills with the ability to influence accordingly.
  • Excellent organisation and administration skills, in addition to attention to detail.
  • Works effectively to deadlines and competently works on multiple tasks simultaneously.
  • Self‑motivating, enthusiastic, flexible and driven.
