Job Overview
This role unlocks the commercial potential of Heathrow’s Central Terminal Area and Perimeter land assets by defining a publicly‑owned property strategy, building investment cases, and securing shareholder, airline and partner support for developments that enhance Heathrow’s financial resilience and future growth.
Responsibilities
- Lead the development of Heathrow’s Property Development pipeline, defining strategic priorities, investment cycles, cash‑flow profiles, site options and quantified benefit cases to inform the H8 Business Plan.
- Secure shareholder and airline support for the recommended property strategy, including development proposals and changes to the till boundary.
- Develop, shape and gain approval for commercial models for potential development partnerships, leading market testing and option evaluation.
- Lead strategic commercial negotiations on joint‑venture structures, leasing arrangements and potential acquisitions to support long‑term development ambitions.
- Provide advanced analytical and financial modelling expertise to support property transactions and establish value‑based negotiation positions.
- Contribute to the regulatory submission for the H8 Business Plan, leading the Property chapter and supporting effective engagement with external stakeholders.
- Support the Long‑Term Growth programme through contributions to the CTA Masterplan and provision of strategic property and master‑planning input into the DCO.
- Provide strategic and financial insight to capital projects and collaborate on defining delivery strategies for Airport‑Related Development.
Qualifications
- Proven experience in strategy development, critical thinking and structured problem‑solving focused on the highest‑value initiatives.
- Strong analytical capability and financial numeracy, including advanced data handling and the ability to build and interpret financial models and business cases within capital governance frameworks.
- Exceptional written and verbal communication skills, with credibility presenting clear, compelling narratives to senior and board‑level stakeholders.
- Self‑starter with a strong bias for action, able to drive progress and deliver change in ambiguous and fast‑moving contexts.
- Ability to rapidly master new subject areas and apply insight at pace to support high‑quality decision‑making.
Preferred Qualifications
- Knowledge of economic regulation and its role in shaping investment and commercial decisions.
- Understanding of property development, including commercial models and market drivers.
- Familiarity with Heathrow’s property portfolio and the operational and commercial landscape of the airport.
- Awareness of UK planning and regulatory frameworks, particularly as they relate to major infrastructure or development schemes.
Working Location
This hybrid role requires the candidate to be based in the UK and within a commutable distance to Heathrow, with the flexibility to work from home for an average of two days a week.
